Lease Rental Discounting (LRD): eligibility, documents and key checks
LRD can turn eligible future rentals from a leased property into a structured borrowing facility. The lease is important—but lenders also examine the tenant, property, cash flow and legal documentation.

What is Lease Rental Discounting?
Lease Rental Discounting is generally a secured facility considered against eligible rental receivables from a leased property. Future rent is evaluated as a repayment source, and the property is normally part of the security structure. This is not the same as receiving the entire value of future rent upfront: lender margins, deductions, tenure and policy limits still apply.
How the structure generally works
A lender reviews the lease and expected rent over an acceptable period, applies its eligibility and risk rules, and may require rent to flow through an escrow or designated account. The sanctioned amount can be constrained by eligible rent, residual lease tenure, property valuation and the lender’s maximum exposure. SBI’s published Rent Plus information, for example, describes assignment of future rentals and compares permissible funding with property value and eligible rent receivables; individual lender rules differ.
What lenders commonly examine
1. Tenant profile and ability to continue paying rent. 2. Registered lease, remaining term, lock-in, renewal and termination clauses. 3. Consistency of rent credits and any escalation schedule. 4. Clear ownership, approved use, title, valuation and insurability of the property. 5. Taxes, deposits, statutory deductions and other amounts that reduce realisable rent. 6. Borrower constitution, repayment history, existing liabilities and overall exposure. 7. Whether an escrow, assignment of rent or other security documentation is required.
Commercial Property Loan versus LRD
A commercial-property loan may finance an eligible purchase, construction or refinance and is usually assessed primarily from the borrower’s repayment capacity together with the property. LRD is more specifically linked to an already leased property and the quality and duration of its rental cash flow. A rented property does not automatically make LRD the better structure; total cost, tenure, flexibility and documentation should be compared.
Documents to prepare for a first review
A preliminary discussion may cover the lease deed, recent rent credits, tenant details, property ownership and approval papers, valuation information, borrower KYC, bank statements and applicable income or entity documents. Companies and firms may also need registration, financial and governance records. Exact requirements vary by lender and case. Do not send PAN, Aadhaar or confidential property documents through an unverified chat channel.
Five questions to answer before approaching a lender
What is the current monthly rent? Who is the tenant? How much lease and lock-in period remains? What is the property type and location? How much funding is required and for what purpose? These five answers allow an advisor to decide whether to explore LRD, Loan Against Property or another secured structure.
