INDIA • BUSINESS FUNDING DECISION GUIDE
An unsecured business loan does not require you to pledge property. A loan against property uses eligible property as security. Compare the amount, monthly payment, total repayment, business cash flow and property risk before choosing.
Unsecured still means repayment and lender checks. Quick Disburse facilitates unsecured business-loan enquiries across India and property-backed enquiries in Delhi NCR; it is not a lender.
START WITH THE SECURITY
Unsecured business loan
Borrowing without pledging an asset as collateral. The lender still checks business cash flow, banking, tax records, credit history, existing debt and repayment capacity.
Loan against property (LAP)
Secured borrowing against eligible property. The lender checks the borrower plus title, approved use, access, location, valuation and marketability.
Property ownership does not guarantee finance. An unsecured facility may still include a personal guarantee, mandate or other written condition.
SIDE-BY-SIDE
Security: no asset pledge for the unsecured route; eligible property is pledged for LAP.
Assessment: business and credit checks for both; LAP also adds legal, technical and valuation checks.
Timing: unsecured files may have fewer property steps; LAP timing depends on the property documents and lender review.
Costs: compare interest, APR, processing, insurance if chosen and other disclosed charges. For LAP also check legal, valuation, mortgage and stamp-related costs where applicable.
Do not assume every business loan is unsecured. Some working-capital, term-loan and equipment facilities use collateral. Confirm the security structure in writing.
CHECKED ILLUSTRATION
Assume the same ₹20 lakh business need. These are hypothetical planning inputs, not offers or market averages.
Unsecured: 16% for 36 months
EMI about ₹70,314; interest about ₹5,31,306; plus ₹40,000 illustrative fees; total cash cost about ₹25,71,306.
LAP: 11% for 36 months
EMI about ₹65,477; interest about ₹3,57,188; plus ₹40,000 illustrative fees; total cash cost about ₹23,97,188.
LAP: 11% for 84 months
EMI about ₹34,245; interest about ₹8,76,569; plus ₹40,000 illustrative fees; total cash cost about ₹29,16,569.
The same-tenure LAP illustration costs less. Stretching it to seven years lowers the EMI but raises the total cash cost above both 36-month examples. Replace every input with the lender’s KFS and use the EMI calculator for your actual rate and tenure.
MATCH MONEY TO PURPOSE
A shorter facility may suit stock or another need that converts to sales quickly, if the monthly payment stays safe. A longer facility may suit a durable expansion asset, but it can increase total interest and keep property pledged for longer.
Write down when the money will be used, when it should produce cash, the lowest realistic monthly surplus, current EMIs and a slow-sales case.
Do not use a long property-backed loan only to make a short-lived expense look affordable. Do not force a long-term project into a short EMI that leaves no cash buffer.
PROPERTY GATE
Confirm the legal owner, required co-borrowers, approved use, title chain, existing charge, access, occupancy, lease, location and lender serviceability. Ask when legal and valuation fees become payable.
The Delhi NCR property-loan guide explains common title and access checks. Review the loan against property service page for the current Delhi NCR scope.
Buying a shop is different from mortgaging property you already own. For a purchase need, start with the commercial property loan guide and ask which product fits.
FILE READINESS
For either route, lenders may request identity and address records, business constitution, bank statements, tax and GST records where applicable, financial statements, current loan statements and a clear use-of-funds note.
LAP can also require the property title chain, ownership proof, approved plan or authority records, tax or utility records, existing loan papers and lease or occupancy documents.
The exact checklist depends on the applicant, product, property and lender. Use the business-loan document checklist as a starting point.
COLLATERAL DECISION
An unsecured route may deserve priority when the amount is manageable without property security, the business can repay safely within a shorter period, the property has title or ownership complications, or the property is essential to the family’s housing or the business’s survival.
Also pause when the funding need is temporary but the proposed mortgage would run for years.
Choosing unsecured borrowing removes a specific property pledge. It does not remove the debt, credit consequences or recovery obligations.
WHEN LAP MAY FIT
LAP may deserve consideration when the need is larger or longer-term, an eligible property is available, business cash flow supports repayment and every owner understands the security risk.
Compare the same tenure first. Then test whether a longer tenure improves cash-flow safety enough to justify the extra total interest and longer property pledge.
Never assume secured borrowing is automatically cheaper, easier or better. The written quote, property assessment and borrower profile decide the result.
OFFER WORKSHEET
For each offer record:
• product and lender;
• sanctioned amount and net amount reaching the business;
• fixed, floating or hybrid rate;
• APR, EMI and number of EMIs;
• total repayment and every fee;
• property, guarantee or other security;
• legal, valuation and mortgage costs;
• prepayment terms;
• time until funds can be used; and
• EMI cover during a slow-sales month.
If a field is blank, ask the lender. A verbal promise is not a substitute for the KFS, sanction letter and loan agreement.

BORROWER QUESTIONS
Is every business loan unsecured?
No. Business loans may be secured or unsecured. Confirm whether property, machinery, stock, receivables, deposits, guarantees or another security is part of the facility.
Is LAP always cheaper?
No. The final cost depends on tenure, rate, fees, legal and valuation charges, mortgage-related costs and prepayment terms.
Does unsecured mean no checks?
No. Lenders still check the business, banking, tax records, credit profile, debt and repayment capacity.
Can residential property support business funding?
Some programmes may accept eligible residential property, subject to lender policy and full checks.
Which route is faster?
An unsecured file may have fewer property steps, but timing depends on the applicant, documents and lender.
Should I choose the lowest EMI?
No. Compare EMI, number of payments, total repayment, fees, cash-flow safety and collateral risk together.
COMPARE THE ROUTES
For borrowing without pledging property, review unsecured business-loan assistance across India. For property-backed funding, review loan against property assistance in Delhi NCR.
Quick Disburse is a facilitator, not a lender. Approval, amount, rate, tenure, fees, security, valuation, legal checks and disbursement remain lender-dependent.
