PROPERTY DOCUMENTS · DELHI NCR
Property papers, ownership and road access can affect a property loan. Quick Disburse helps partners understand what to check and whether a lender may review the request. The lender makes the final decision. Use this guide before asking about a home loan or a loan against property.

SEVEN PROPERTY CHECKS TO START WITH
Open a topic to see which papers and details may be needed.
The Lal Dora label alone does not mean a property will be accepted for a loan. The lender may check past ownership papers, village or land records, the exact location and the building. Both the borrower and the property must meet the lender's rules.
Keep the ownership papers and any village or land records ready. Ask which points need to be checked by a lawyer or property expert.
A property tax receipt or property ID can help, but it does not prove ownership by itself. MCD says that changing a name in its tax records does not give legal ownership.
Keep the ownership papers with the latest local tax records. A commercial tax entry does not prove that business use is officially allowed.
Check whether the final PM-UDAY document has been issued and registered, and what rights it records. An application receipt is not the final registered document. The lender will still check the borrower and property.
Keep the issued and registered document with the earlier ownership papers. A PM-UDAY document does not guarantee a loan or prove that every building approval is in place.
Check how long the lease runs, what the property may be used for, and any rules about sale or taking a loan on it. A new permission letter may be needed in some cases, but not in every case.
Keep the lease or allotment papers, later transfer papers and any permission letters. Ask which rule applies to this property.
Check the exact floor, share of the land, entry route, shared areas, approved building plan and the wording about the roof. Roof rights do not automatically allow another floor to be built.
Keep the sale deed and approved plans ready. A lawyer or property expert may need to check any difference between the papers and the actual building.
Note the road width and the narrowest part of the route to the property. Also check whether the route is public or private and whether the papers give a right to use it. Local rules and each lender's rules may differ.
There is no single road-width promise for every lender. Share the actual access details so the legal papers, property and lender rules can be checked.
Check whether the property's recorded use matches how it is used today. Review the ownership or allotment papers, lease terms, permission to take a loan, tenants and required approvals. A shop, office or factory is not treated like a residential home-loan property.
Keep the ownership or allotment papers, use approvals, lease papers and tenant details ready. Tell us whether you want to buy the property or borrow against one you already own.
You must have the customer's permission. In the first WhatsApp message, do not send identity papers, bank statements or other private financial details.
Start with why the loan is needed, the property type and the area.
List any papers or property details that need help from a lawyer or property expert.
A suitable lender may not always be available. The lender decides the approval, property value, rate and payment of the loan.
Maybe. The lender must check the property and borrower first. The Lal Dora label alone does not prove that the property will be accepted.
No. A tax receipt and a name in tax records do not replace the papers that prove ownership. MCD says that a name change in its tax records does not give legal ownership.
No. The lender must check the registered document, the rights it gives, the property and the borrower before deciding.
Not always. The answer depends on the lease, the authority that issued it and the lender's rules.
No. Check the exact wording in the ownership papers and the approved building plan. Roof rights do not replace permission to build.
No. The lender may check the actual route to the property, the legal right to use it, local building rules and its own policy.
No. Tax records should be checked with the ownership papers, the officially approved use and other required permissions.
Only the lender can make an offer after checking the borrower and property. A chat, document check or estimated property value does not confirm approval, rate or loan amount.

A bank's guide to Lal Dora property loans gives extra background. It does not mean Quick Disburse has a lender available.
Discuss a Property Loan →This guide gives general information. It is not legal advice, a property-value report or a loan offer. Quick Disburse helps with loan enquiries but does not lend money. The lender decides whether the borrower and property qualify. Delhi rules may not apply in every part of NCR. A lender or approval is not guaranteed.
