What changed on 7 October 2026
The Reserve Bank of India’s Monetary Policy Committee unanimously raised the policy repo rate by 25 basis points to 5.50%. It also changed its policy stance to calibrated tightening. These decisions were announced after the committee’s meeting from 5 to 7 October 2026.
A basis point is one-hundredth of a percentage point, so 25 basis points means 0.25 percentage points. RBI’s announcement changes the policy rate; it does not specify a new interest rate or repayment date for your individual loan.
Will my home-loan EMI increase immediately?
Check your loan agreement and the lender’s reset notice before assuming an immediate change. A floating-rate loan has an interest rate that can change according to its benchmark and contractual terms. The reset date is when the applicable rate is reviewed for your account.
Ask whether your home loan is linked to the repo rate, another external benchmark or an internal lender benchmark. Also confirm the spread—the amount added to the benchmark—and whether the lender proposes a higher EMI, a longer remaining tenure or both. A policy-rate increase alone does not tell you your next debit amount.
Five questions to ask your existing lender
Use your latest statement and sanction letter to make the conversation specific. Ask for an account-level answer rather than relying on a general rate advertisement.
- What is my current benchmark, spread and total annual interest rate?
- What is my next reset date, and what rate will apply from that date?
- Will my EMI, remaining tenure or both change?
- Can you provide the revised repayment schedule and remaining interest estimate?
- Which repayment or rate-switch options are available for my account, and what charges or conditions apply?
Keep the response in writing. If you discuss partial prepayment, ask how it would change the outstanding principal, EMI and remaining tenure. Verify applicable charges and keep an adequate household cash buffer before deciding.
How to plan a new home loan or property-backed loan
Treat a quoted rate as one part of the decision. Compare the actual annual rate, repayment schedule, processing and other charges, rate type, reset terms and conditions in the lender’s written offer. Avoid choosing only by the smallest initial EMI.
Use the EMI calculator with your proposed amount, tenure and quoted rate. Then test a higher-rate scenario to see how much room your monthly budget has. These are planning assumptions, not a forecast or a lender offer.
For a purchase, review the home-loan assistance page. For borrowing against an existing property, explore loan-against-property assistance. Ask the prospective lender how its particular benchmark and reset terms work.
What about personal loans and business borrowing?
The policy announcement does not establish a revised rate for every personal loan, business loan or overdraft. Check whether your facility is fixed or floating, how its interest is calculated and when any contractual review is due. For a fixed-rate loan, verify the fixed period and any later reset or conversion clause.
Business owners should assess the repayment or interest burden against cash flow rather than expecting an identical change across lenders. The business-loan guide and personal-loan assistance page explain the respective enquiry routes; pricing and approval remain lender-dependent.
Common borrower questions
Is 5.50% the home-loan interest rate I will pay?
No. It is RBI’s policy repo rate. Your loan rate depends on its benchmark, spread and contractual terms, as confirmed by your lender.
Should I transfer my home loan because of this announcement?
Compare written offers and the total cost over the period you expect to keep the loan. Include transfer-related charges and check whether a longer tenure is making the EMI appear lower. An announcement alone does not establish that switching will save money.
Does calibrated tightening guarantee another rate increase?
No. RBI explains that the stance currently points towards a hike or a pause, depending on evolving conditions. The size and duration of any future cycle remain conditional; do not budget on an assumed future decision.
Prepare before making a borrowing decision
Start with your latest loan statement, current rate, remaining balance and tenure. Write down the repayment amount your budget can sustain, then request the lender’s revised schedule or a clear written offer. Continue meeting contractual repayments while you clarify any change.
