A home-loan application involves two important reviews: whether you can repay the loan and whether the property meets the lender's requirements. A suitable income profile alone does not confirm that the purchase will be financed.
Understanding both reviews helps you prepare the right documents, plan your contribution and ask better questions before committing to a property.
01 / YOUR FINANCES
Can you repay comfortably?
Income, existing repayments, credit history and the proposed tenure.
02 / THE PROPERTY
Is the property acceptable?
Ownership papers, applicable approvals, valuation and construction status.
What makes a home loan a secured loan
A home loan finances an eligible housing purpose, such as buying or constructing a home. The financed property generally becomes the lender's security through a mortgage. If repayments are missed, the property can be at risk under the loan terms and applicable recovery process.
A home loan and a loan against property serve different purposes. A home loan supports an eligible housing requirement. A loan against property uses an acceptable property as security for a permitted borrowing purpose, which may be unrelated to purchasing that home.

How lenders assess home loan eligibility
Lenders consider your income, age, existing liabilities, credit profile and property value. Employment or business stability and the requested repayment period can also influence the assessment. The final criteria depend on the lender and product.
Prepare a clear picture of your monthly finances:
- Income you can document consistently.
- Existing loan repayments and other credit obligations.
- Regular household expenses.
- Money available for the purchase and related costs.
- A repayment amount you could manage if circumstances change.
Your own affordable EMI may be lower than the amount a lender is willing to offer. Begin with your household budget, then compare it with the lender's assessment.
An online eligibility estimate is useful for planning. It does not replace credit evaluation, document verification or a lender's final decision.
Why the property needs a separate review
The lender also checks the property legally and technically. Legal review examines the relevant ownership and title documents. Technical review assesses the property, including its value and, where applicable, construction progress.
Before proceeding, ask:
Who owns the property
Information to clarify: Whether ownership documents and the seller's details are consistent.
What is being purchased
Information to clarify: The exact unit, area, location and transaction type.
Which approvals apply
Information to clarify: What the lender requires for this property and local authority.
What is the construction status
Information to clarify: Whether it is ready, under construction or a construction-loan requirement.
What documents are missing
Information to clarify: Which papers the seller or builder still needs to provide.
Document requirements vary with the transaction. For example, a resale purchase and an under-construction purchase may require different supporting papers.
For a Delhi NCR property, identify the exact city and relevant authority rather than assuming every location follows the same checklist. Ask the lender for the list applicable to that property before paying a non-refundable amount.
Home loan documents to prepare
Organise documents into three folders: identity, income and property. This makes missing information easier to spot.
Identity and address
Examples that a lender may request: Accepted identity/address proof and PAN or other applicable tax documentation.
Salaried income
Examples that a lender may request: Salary slips, salary-account statements and relevant tax documents.
Self-employed income
Examples that a lender may request: Income-tax returns, computation of income, bank statements and business financial records.
Property
Examples that a lender may request: Sale or allotment papers, title documents and applicable approvals or completion documents.
These are preparation examples, not a universal checklist. The lender decides the exact documents and periods required. Co-applicants may also need to provide information.
Use the home-loan documents guide to organise your questions. Keep sensitive documents for the verified application channel; you do not need to send them in an opening enquiry message.
Plan your contribution as well as the EMI
Do not build your purchase budget around an assumed loan amount. Ask the lender what it can finance and which costs you must pay separately.
Illustration only: a home costs ₹50 lakh and the loan actually available is ₹40 lakh. The purchase-price gap is ₹10 lakh. Stamp duty, registration, applicable loan charges, moving costs and other expenses would need separate consideration. This example does not establish an available loan-to-value percentage.
Also keep money for normal household needs after the purchase. A property budget is more useful when it shows both the upfront requirement and the recurring repayment.
How loan tenure changes EMI and total interest
A longer tenure can reduce the monthly EMI while increasing the interest paid over the full repayment period.
The example below assumes a ₹40 lakh loan at a constant 9% annual interest rate, calculated on a monthly reducing balance. It excludes fees, insurance, prepayments and rate changes. The rate is an illustration, not a current lender offer.
15 years
Approximate monthly EMI: ₹40,571
Approximate total interest: ₹33.03 lakh
20 years
Approximate monthly EMI: ₹35,989
Approximate total interest: ₹46.37 lakh
25 years
Approximate monthly EMI: ₹33,568
Approximate total interest: ₹60.70 lakh
In this illustration, extending repayment from 20 to 25 years reduces EMI by about ₹2,421 but adds approximately ₹14.33 lakh in interest if the loan runs for the entire term.
Use the EMI calculator to compare your own assumptions. For a floating-rate loan, ask how interest-rate changes could affect the EMI, tenure or both.
Questions to ask before accepting a home loan
Ask for the repayment schedule and charges in writing. Compare the overall borrowing cost, rather than choosing from the headline interest rate alone.
- Is the interest rate fixed, floating or subject to a later change?
- Which processing, legal, valuation and other charges apply?
- Which charges remain payable if the application does not proceed?
- What happens to repayment if the rate changes?
- What are the conditions for part-payment or full repayment?
- Are any optional products included in the proposal?
- What conditions must be completed before disbursement?
The lender's terms and documents govern the actual arrangement.
The difference between sanction and disbursement
Sanction is the lender's approval subject to the terms and conditions it specifies. Disbursement is the release of funds after the required conditions and formalities are completed. The process can include property evaluation and further documentation after sanction.
Read the sanction letter carefully. Ask which conditions remain outstanding, how long the approval is valid and what needs to happen before funds are released. Plan the property transaction around confirmed requirements.
Common home loan questions
Does a good credit score guarantee approval?
No. Credit history is one part of the assessment. Income, existing borrowing, lender policy and the property still need review.
Can self-employed people apply for a home loan?
Yes, lenders offer home-loan routes for self-employed applicants. The income evidence can differ from a salaried application; confirm the requirements for your profile.
Can an eligibility calculator approve my loan?
No. It provides a planning estimate. Final approval requires the lender's assessment and verification.
Is the lowest EMI always the cheapest option?
No. As the worked example shows, a longer tenure can lower the EMI while increasing total interest. Compare repayment comfort and total cost together.
